Founded in 1996 by Christina Flanigan, Praxis Projects has been involved in some of Canada’s most exciting developments. Praxis provides comprehensive development management and leasing services to a variety investors and owners of commercial and mixed use real estate. Praxis provides a thoughtful approach to real estate, and our clients receive the benefit of our excellent contacts and associations with leading architects, consultants, leasing agents, and contractors. Praxis Projects or its principals have been involved in the following projects:

6th and Fir

6th & Fir features a unique curved form designed by Henriquez Partners Architects. This intimate residential development of 47 homes features panoramic views of English Bay, Stanley Park, Downtown, The North Shore Mountains and False Creek. Praxis was involved with the retail component of this development.

Brewery District

Wesgroup’s purchase of the former Labatt’s Brewery Site and transformation into a mixed use health campus with retail and medical strata offices. Praxis worked with the developer to establish and secure a merchandise mix to launch the project.

Century Park

43 acre master planned community which included residential, retail and office. Praxis Projects was involved with the retail and office component of this development.

Fairmont Pacific Rim

On one of the last remaining development sites in Coal Harbour Westbank delivered another landmark building to Vancouver’s waterfront. This project consists of a world class 415-room Fairmont Hotel and 175 luxury residential homes with unparalleled views along with amenities and services of Vancouver’s premiere hotel. Praxis was involved in the purchase of the lands and the negotiations with the Fairmont Hotel Group.

70th and Granville

Two towers reign skyward offering spectacular views. Street-side townhomes offer a more intimate style of living, amid lush gardens and boulevards. The community of Granville at 70th is defined by a host of vibrant features including live green-walls, rooftop groves and gardens, an outdoor yoga pavilion, indoor/outdoor entertainment lounge, a putting green, library, theatre. Praxis was involved with the retail component.

60 West Cordova

60 W. Cordova is a prototype for providing achievable home ownership in Vancouver. Based on principles of inclusivity and doing more with less, developed in collaboration with Vancity. Tuc Restaurant and Float House add flavor to the revitalized Gastown community. Praxis provided oversight on the retail leasing.

Woodwards

This high-profile development consists of approximately one million sf of market and non-market residential, institutional and retail. It also includes office, community space, London Drugs and the Woodward’s Food Floor above two levels of underground parking. The redevelopment of the Woodward’s site has revitalized the streetscape of the immediate area and is serving as a catalyst for the economic, social and physical revival of the Downtown Eastside. Praxis was involved in the retail for this project.

Site Selection for Canada’s top restaurant brand

Main and Keefer

Taking inspiration from the vibrant Chinatown neighbourhood, 188 Keefer was thoughtfully designed by renowned architect, W.T. Leung. Contemporary amenities, mixed-use retail and services at street-level add to the convenience of living here. Praxis provided oversight to the retail leasing.

Kensington Garden

Kensington Gardens is an integrated urban community comprised of three unique residential towers, a collection of townhouses and a residential podium, linked by an elevated landscaped courtyard, a new park, lane and plaza. Praxis was retained to lease the retail space.

Ironwood

One of the first developments Praxis was involved with with Westbank Project, this grocery anchored development was anchored by Save On Foods and London Drugs. Praxis was involved with the initial lease up of the project and continues to provide leasing oversight to this development. It continues to be an excellent performing asset.

Market Crossing

Located in Burnaby, this 275,000 sq.ft. centre is anchored by Save On Foods, London Drugs and Canadian Tire. Praxis was involved in the initial lease up of this development.

River Green

Aspac’s new urban waterfront community in the heart of Richmond at the site of the Richmond Olympic Oval. Praxis provided predevelopment advice on the retail component.

Northwoods Village

Developed by GWL Realty Advisors, NorthWoods Village is a four storey mixed-use residential and commercial development just east of the exit from the Second Narrows Bridge. on the major east/west connector Dollarton Highway. Phase 1 of this new development will feature approximately 20,000 square feet of village-oriented retail space within two buildings with CRU units and two freestanding pads. Praxis provided predevelopment advice on merchandise mix.

Olympic Village

Located in Southeast False Creek, the Olympic Village was built for the 2010 Winter Olympic Games, to house athletes and Olympic officials coming from across the world. After the Olympics, the Olympic accommodation became residential housing. The development aligns with the City of Vancouver’s goals, addressing environmental, economic, and social issues but went into receivership after the 2008/2009 financial crisis. Praxis was retained by the Receiver of the project to renegotiate the leases with tenants and to provide oversight to the brokers on new deals.

Shangri-la Vancouver

Located on Vancouver most ceremonial street, Shangri-La Vancouver is an extraordinary contribution to unique civic space in the city, and a signature building to the downtown skyline, celebrating art, history and innovative design, and home to Urban Fare, Burberry, MARKET by Jean-Georges, the world-famous chi Spa, and the Xi-Chi Lounge. Praxis negotiated the the leases for Urban Fare and the Keg.

Telus Sky

Client: Westbank Projects Project Description Praxis Projects has been involved as part of the development/leasing team of this new office tower in downtown Calgary anchored by Telus.

The River District

The River District will be a complete community with an elementary and secondary school, four child care facilities, restaurants, retail space including a grocery store, parks, office space, public plazas, and recreational amenities, all within walking distance or a short bicycle ride. At full build out the development is expected to have 7,000 new homes housing 15,000 residents and over 500,000 sq.ft. of commerical space. Praxis provided advice on the commercial program.

Telus Garden

Transformative office tower located in downtown Vancouver will set the new standard for office space in Canada. Praxis Projects has been involved as part of the leasing team. The project is 95% preleased 8 months prior to completion of the project, and was home to Amazon\'s first office deal in Vancouver.

Salisbury Village

Sitings Realty, Royop Corp and Katz Group owned 50 acre site combining over 1 million square feet of residential, retail and office in a sustainable community. Praxis worked with the development team to rezone the site.

Terra Nova Village

Located in Richmond, BC, Westbank Projects developed a lovely 80,000 sq.ft. grocery anchored centre that serves the affluent community of Terra Nova. Praxis was involved in the programming and execution of the retail mix.

Westbank Hub North

Located in the Westbank community of Kelowna, Praxis was involved with the development and leasing of this 200,000 sq.ft. centre is anchored by Walmart and London Drugs.

Vancouver House

Bjarke Ingels designed mixed use development will surely change Vancouver’s skyline with the uniqueness of the triangular base of the tower and the interesting way it twists as it ascends into the sky. It will consist of a mix of residential and commercial space transforming the landscape under the Granville Street bridge. Praxis Projects has been involved with the development from the beginning, helping to shape the retail and office component.

Shangri-La Toronto

In its first foray into the Toronto market, Westbank arrived in the grandest of style with a 700 foot tower featuring a 5-star Shangri-la Hotel and luxury residential condos. Praxis was involved in the entitlement and predevelopment process and the retail leasing of the project.

West Oaks Shopping Centre

Located in the heart of Abbotsford, Praxis was involved with the redevelopment and remerchandising of this 275,000 sq.ft. centre is anchored by Save On Foods and London Drugs.

King Taps

Negotiated the flagship location for a new concept for the Cactus Restaurant Group.
